Home Sellers

Do I need to repair my sewer before selling my house?

Not always. The decision depends on the condition, the proposed work, your sale terms, and applicable requirements. Repairing, offering a concession, or selling with the known condition may each be possible. Disclosure obligations vary by location, so consult your real estate professional or attorney rather than assuming an assessment settles the legal question.

What to consider

Start by establishing what is known about the condition. A severe functional problem, an uncertain finding, and a minor concern may call for different responses. Ask what evidence supports the recommendation and seek contractor proposals if work is being considered.

Repairing before sale may simplify one part of the discussion but adds scheduling and oversight. Selling with a known condition may also be an option, depending on the agreement and applicable requirements. Neither approach automatically removes disclosure obligations.

Your agent or attorney can advise on local disclosure and transaction requirements. An assessment informs that conversation but is not legal advice. Our buying or selling with sewer concerns page explains the role of independent condition information.
